What is Planning Permission?

Understanding planning permission and how it works will help you better navigate the process. Planning permission is when you have to gain consent from your local authority for proposed building work. It is typically required when making large-scale changes to existing properties and for new buildings.

The decisions to allow planning permission are made according to national guidance, the National Planning Policy Framework. The planned build must also meet the local planning policies laid out by your local authority.

You may not require planning permission for building work such as small-scale extensions or outbuildings because these works can fall under permitted development. If your upcoming work doesn’t, then you will have to make a planning application.

Our building contractors can offer further guidance during projects in Kingston, Richmond and the surrounding areas.

What are the Different Types of Planning Permission?

There are various types of planning permission, each tailored to different projects, including:

  • Arrow

    Full Planning Permission

  • Arrow

    Outline Planning Permission

  • Arrow

    Householder Planning Permission

Full Planning Permission

Full planning permission requires you to provide a detailed design of the build. The project must meet the planning conditions attached to this type of permission to ensure approval is granted. This will have to be formally discharged with a letter from your local authority before you can begin work.

Outline Planning Permission

Outline planning permission doesn’t cover any specific elements of a proposed design. This type of permission is typically to help establish if your build is viable but does not actually provide consent. Outline planning permission is useful for those needing to find out if the size, position, appearance, access and landscaping for the planned build will work, which is called ‘reserved matters’. This application will have to be submitted and approved before starting the build. Once you have passed this stage and detailed plans are required, you may have to apply for full planning permission if they significantly differ from the outline.

Householder Planning Permission

Householder planning permission is when you wish to make alterations to one home within the property’s boundaries. This also applies to extensions that are within the property line.
